A joint venture of CenterCal Properties of El Segundo, California and an investment management firm called PCCP paid $35.5 million for the 26-acre Totem Lake Mall property on the east side of Interstate 405, just south of Evergreen Health Medical Center.

Their plan is to redevelop the property into a grocery and theater-anchored center with retail, restaurants, hundreds of apartments and a park, called the Village at Totem Lake. Office space also is possible.
