The building where Hard Rock Cafe operates near Pike Place Market sold Tuesday for $20.75 million, or 523 percent more than what it went for 10 years ago.

The price of the building works out to nearly $1,300 per square foot, with the value derived from having a credit-worthy tenant on a long-term lease in the property that 10 million tourists a year pass by en route to the market.
